If you prefer VirtualBox, you can perform the following simple steps:

Unpack the .7zip vulnVoIP archive.

Create a new 32-bit Linux-based VM. Give it a name and 512 MB RAM.

When asked about a hard disk, choose the vulnVoIP.vmdk virtual disk file from the unpacked vulnVoIP directory.

The developer of vulnVoIP doesn't supply a root password with the image and offers to hack the system in order to get the root access. So, we will not deprive you of a good lesson and let you acquire root access as it is supposed by the vulnVoIP author.

After getting the root access, you can set the static IP 10.0.04 and connect vulnVoIP to the rest of your lab network.
